Hamden CT: 2017 closed with single family sales prices up to a 3 year high, and with the gap between listing and closing prices dropping to a 3 year low. Homes in Hamden are selling for more and sellers are taking the lead in negotiations:

With buyer demand increasing for several years as inventory dwindled, we are finally seeing the result: Buyers have less room to negotiate than they did in prior years and are forced to pay more to get the homes they want. This type of market last peaked in 2008 with sellers averaging a tad more than asking prices as a whole. As you can see we are still far from 2008 values or demand, but the status quo is certainly a welcome change for Hamden homeowners who have watched their values fall for many years.
